| Dear Lot / Homeowners,
The HOA association would like to first say how pleased we are with the way our development is growing. We are seeing beautiful homes and recognize the efforts that the homeowners are placing in these quality-constructed homes.
We all have a lot invested on this mountain and we need to keep in mind that we have all agreed to the Duck Creek Pines CC&R’s. With that said, the Architectural Review Committee as well the HOA Board would like to offer a friendly reminder that we need to ensure that our CC&R’s are enforced.
There are some concerns that we need to ensure that we are communicating clearly to all lot/homeowners:
PRE-CONSTRUCTION APPROVAL PROCESS & CONTRACTOR/LOT OWNER ACKNOWLEDGEMENT
The HOA Board is encouraging you to review the Pre-Construction Approval Procedure & Acknowledgement along with the Architectural Review Form, both of which should be submitted to the Architectural Review Committee for ALL construction
NO CONSTRUCTION DEBRIS FIRES:
Please inform your contractor that construction fires are not allowed within our Development (regardless of the season). Please refer to our CC&R’s, Article 3, section C "No garbage incineration or burning shall be permitted on any lot”.
Please ensure that you have communicated this information to your contractor, and adhere to the construction review process for ALL construction – new, existing, add-ons, fences, signage, and other structures. Please refer to the CCR’s, Article 4, Construction Controls and Article 6, Architectural Review.
FIRE PITS:
All Fire Pits must be approved within Duck Creek Pines Development by the Cedar Mountain Fire Protection District.
SIGNAGE: Contractor signage, Fencing, Financing:
The CC&R’s which have been adopted by all homeowners, call for construction signs to be removed 3 months after building final and or certificate of occupancy.
This applies to new construction, alterations and/or additions as well as any other advertising (ie: fencing, financing/lending signage).
Please contact your contractor and have their signage removed to abide to Duck Creek Pines Home Owners Association CC&R’s. Thank you for your immediate attention.
It is our obligation as homeowners and as an Association to enforce our CC&R’s and protect our homes.
